Prior to listing your property consult your experts to analyze your needs.
This could include your CPA, Attorney, Financial Advisor, Insurance Agent,
Banker or Real Estate Broker.

Evaluate your goal in selling your property. Consider the tax implications, estate planning and other financial consequences.
The terms you can accept, and how you can structure the sale of your property may have long term repercussions. So make sure you do your homework prior to listing your property.


PRICING YOUR PROPERTY:
In today’s real estate market it is critical to price the property correctly. If priced to low, you may have a quick sale, but walk away feeling unhappy or without enough profit to purchase another property.
If you price the property too high, (out of the market) the property may not sell or might sit on the market for many months or even years. You may end up selling for less than market value.

TIP TIP
Real Estate markets change. Your home in today’s market could be valued at more or even less than what you paid for it several years ago. Not all improvements add value. Don’t expect your favorite improvements to mean anything to a prospective buyer.

IF YOU OVERPRICE YOUR PROPERTY:

  • Buyers will probably purchase a newer, larger home priced the same as yours. (More
    home for the same money)
  • Your best prospects won’t even see your property as it is out of their price range.
  • Your property will remain on the market longer, adding to your carrying costs, and
    ultimately you may have to cut the price below market value to sell.
  • Remember. A new listing creates excitement in the market. If your property is over
    Priced you will lose that first opportunity to make a good impression. After awhile,
    Realtors will stop showing the overpriced listing and it will become “stale.” You
    usually see the highest and best offers during the first thirty days on the market.
  • If your home is on the market very long you may find that you’ve lost your negotiating leverage. Buyer’s today ask their Realtor’s how long a property has been listed, and make offers accordingly.
  • A recent occurrence that has been popping up is appraisals that don’t justify the sales
    price. If your property is overpriced, you could lose the sale due to the fact that your
    buyer can’t obtain a loan.

KAREN RAMINHA offers a FREE Market Analysis prior to listing your property. This will show comparable properties which are currently on the market, so you can see what your competition is, as well as comparable properties that have sold recently.

You will be able to compare size, age, condition, number of bedrooms and bathrooms and other amenities to your own home. I will also disclose the listed and sold prices of those properties, and tell you how long they were on the market prior to selling. This will give you an idea of the price range your property should sell at.

PROPERTY CONDITION:

The physical condition and appearance of your property are key factors over which you have the greatest control. These elements can make a difference of thousands of dollars in your pocket at the time of sale.

Leaving lots of little things in need of repair will raise RED FLAGS for the prospective buyer. Don’t give them reason to worry about the condition of the major systems like heating and air conditioning, or your roof. If you know something is in need of repair, FIX IT!

By the way! If there are major problems, you MUST repair them prior to listing the property or DISCLOSE them to the buyer. It’s required by law. You must also fill out a Seller’s Property Disclosure form which the buyer will receive. Ask us about this form.

If all of your systems are in good working order, and your home is sparkling clean and in good repair, you will obtain the best price.

TIPS

If you want top dollar, clean Your home until it sparkles inside and out Consider repainting rooms that have bold or unusual colors. Replace old or worn carpet and Flowered wallpaper.
Get rid of clutter. Box up items like knick-knacks. Create an atmosphere of light, Openness, warmth, comfort and cleanliness.
